RESIDENCY GUIDELINES

Residency Guidelines

The acceptance or rejection of all applicants for residency will be determined on the basis of the standards set forth in the following guidelines. In the event that the guidelines change, a re-evaluation may take place. if there are changes that warrant re-evaluation, it must be approved by the property manager.

All applications for residency will be evaluated without regard to the applicant's race, color religion, sex, handicap, familial status, or national origin.

Previous Rental History

All applicants must have a minimum of six (6) months verifiable and positive rental history.

Applicants with prior eviction or broken rental agreements will be rejected. First time renters or applicants who have lived with relatives and have no previous rental history are required to pay a double deposit, or may have an approved co-signer. Approved co-signer is for students only, and must be by a parent.

Income

The monthly gross income for a single applicant shall be a minimum of three times the market rent amount of the apartment that is applied for. When two or more applicants apply together, their combined income shall be at least three times the rent amount.

Employment

All applicants must be currently employed with at least one year of positive employment history. This can be verified with the three most recent check stubs. These will be photocopied.

Credit

Credit history for the past two years will be reviewed and must exhibit satisfactory ratings.

NON-refundable Application Fee / Administration Fee

Applicant in advance of processing rental application must pay a non-refundable application fee of $35.00. Administration Fee $50.00.

Falsification Information

Applicants must not submit any false information on the application. Any false information submitted will result in an automatic rejection.

** ALL PROSPECTIVE TENANTS AND OCCUPANTS OVER THE AGE OF 18 YEARS AND NOT A SPOUSE MUST SUBMIT A SEPARATE APPLICATION AND PROVIDE A PHOTO I.D. TO BE COPIED FOR FILE.

Occupancy Limitations

Only a maximum of two people may reside in any one-bedroom apartment. Only a maximum of four people may reside in any two-bedroom apartment. Only a maximum of six people may reside in any three-bedroom apartment. New Born Policy - Two persons with proof of a child being less than six months of age may occupy a one bedroom apartment, for a lease term of six months. At the end of the lease term, residents must (1) request a notice of transfer to a two bedroom or (2) give notice of intent to move out.

Security Deposit

The security deposit for the apartment is required at the time you submit the application(s) and the application fee. these should be paid in a separate check or money order prior to approval. NO CASH WILL BE ACCEPTED.

Transfers

All transfers are subject to approval. All residents wanting to transfer must fill out "Request for Transfer" at least 30 days prior to the requested transfer date. The fee is $200 for anyone interested in transferring prior to the expiration of their current lease. Forms and policies are available at the office.
